East Topsham, VermontEast Topsham, VT is a small community in the Upper Connecticut Valley. Rural, yet close to major towns like Barre, Montpelier, and Norwich, VT as well as Hanover, NH and the Dartmouth College or West Lebanon, the shopping-hub in the Upper Valley.

The 2nd floor houses another kitchen as well as 4 more bedrooms. Finally, walk around the property and its outbuildings. The property is ideally located, right on the main street, next to a Brick Federal right in the center of East Topsham - which makes this a great retail or B&B opportunity.

The large porch.The main structure is: 3,500 sq.ft. The first floor consists of a 26'x29' living area, decorated with antiques and collectibles on original built-in shelves over 63 drawers of various sizes. A 3'x14' antique counter that had been used in the old general store is conveniently located to accommodate your computer or other office equipment. If you want to run a B&B, this room is perfect as the reception area. As a store, the numerous shelves provide plenty of storage space, with enough room left to place your merchandise.

The kitchen area downstairs is 16' x 11' and has a pantry with many shelves.
There are two bedrooms downstairs, 9'x12' and 13'x24', and 1 1/2 bathrooms.

The 2nd floor consists of a large kitchen (21' x 12'), a living room (21' x 13'), 4 bedrooms, a laundry room, two separate entrances and a separate walkout to a second story porch (36' x 6') overlooking the village. The entire second floor has been completely remodeled, rewired, and insulated with marvin windows throughout.

The attic or third floor is completely open, with large exposed timbers, and could be converted to a spectacular additional living area.

There is a drilled artisian well.

We are a licensed B&B and are presently running our business as a horse resort. Other commercial possibilities include a retail store, restaurant, antique store or antique mall (the two story carriage shed is 120` long), to name a few.

Facilities and Assets
There are three separate structures, all built in the 1800`s, with massive hand hewn and hand sawed timbers. The main structure, consisting of two separate areas, is 35'x50' with an attached two story shed, 14'X15'. The two story carriage shed is 120` long.
The first floor consists of a two car garage and 6 large boxed stalls.
The stabling area, with an asphalt paved aisle and sliding doors which can be opened or closed as desired, opens to a courtyard.

The second floor of the carriage shed is a 120' x 20' open area with hand hewn exposed timbers. It is presently being used for storage but is an imposing room that could have various uses.

The third structure is a two story barn, 30'x30', with a drive-out basement. The main floor area has been replaced. The second floor is a very high loft area with exposed hand hewn beams overhead. There is a walkout door on the second floor with an entrance to the rear of the building. The foundations of all the buildings on this unique property are built of massive quarried granite stone.
